However, did you know that you can prevent a home inspection nightmare when you are selling your home as long as you do some regular maintenance?

 

Here are 4 home inspection nightmares that can be prevented with regular maintenance:

1.       Your house may have a lot of water and moisture entering the roof and attic. If you have your roof inspected every year, you will be able to replace damaged roofing and flashing before leaks and water damage happens. A few timely repairs will prevent potentially serious leaks and structural damage.

2.       Ceiling joists or wood can deteriorate over time, but it is not a good idea to hold anything up with cinder blocks, bricks, or try to hold it together with duct tape. It will be much cheaper for you to replace a piece or two of wood now, before the entire area collapses down into the house. The same can be said for floor joists, decking, and any other wood that has taken damage over time.

3.       The vents for the AC unit can become blocked over time which can cause the unit to not work efficiently and it can also cause a fire. You should clean the vents annually and replace the air filter on a regular basis. This will keep the AC unit in working order for a longer period of time. AC replacement is not something a new homeowner wants to deal with, and they could even add a stipulation to the buyer’s contract that you have to replace it before they make the purchase.

4.       Quick fixes are never a long term solution to a problem. No home inspector is going to allow a deck to pass inspection when it is held up by old tires and bags of cement. It is much easier and cheaper to place the proper supports under a deck when it is built, than after the fact. If a support beam should deteriorate after the deck is built, you will want to replace it before it starts to affect the entire structure.

The goal for selling a house is to get as much money as possible, but that cannot happen if you do not maintain everything inside the house. A lot of home inspection nightmares can be prevented if you take the time and money to have the work done as it is needed. If you wait months or years to make any repairs, you will take the chance that there will be more damage to other areas of the house and it will cost a lot more money.

Home inspections are designed as a way to give homeowners a way to gauge the condition of their home prior to a sale and to let home buyers see if any repairs need to be done.
