Is It Time to Replace Your Roof?

Damaged shinglesI have been seeing a lot of roof leaks due to all the rain we have been getting recently in the Phoenix area. Do you live in a house with frequent roof issues? Is your home more than 20 years old? Do you often wonder if it is time to replace the roof because you have no idea how old it actually is? If you said yes to any of these questions, then you need to continue reading. There are many signs that you can use to help you decide if it is time for a new roof.

Many people go in and out of the house without paying much attention to the roof. However, it is a good idea to take time to check its condition at least once per year. There are some signs that you can use to help you decide if it is time to change or at least make some major repairs.

Age of the Roof

Depending on the material used for your roof, the age is one indication of potential replacement. For example, asphalt shingles have a lifespan of 25 to 30 years.  Some materials such as high quality tiles, can last better the then fifty years, but the roofing felt below the tiles may only last thirty years. While in some conditions a simple asphalt shingled roof can last up to 40 years, you don’t want to get caught unprepared.

Neighbors Changing Their Roofs

If you live in an area where most of the houses are the same age, see if people in the neighborhood have started making repairs to their roofs or changing them. This is a clear indication that it is just a matter of time before your roof will need work.

Damaged Tiles or Shingles

When shingles or tiles are damaged on your roof, you should get these replaced as quickly as you can. It is okay to repair minor cracking or damage, but if a lot of them are damage, then it is best to just replace the entire roof.

Curling or Damaged Shingles

This is one of the first signs of roof problems. When shingles begin to curl it is an indication that the material is being affected by weather conditions. The Arizona heat often causes irreparable damage to roofing materials. It is also a sign that your roof will start leaking in short order. Once curling happens, you need to start budgeting for a new roof as this may be necessary over the next three to five years; maybe less depending on the weather conditions.

Sagging

Immediate action is needed if you see sagging. This indicates a much bigger problem with the structural integrity of the roof. It could also indicate problems with the building’s foundation. I can inspect the home to help you determine where the damage is so you can prepare to repair the right area instead of flipping a coin or relying on your best bet.

Roof replacement or repairs can be expensive, but the alternative can be even more so. Damaged furniture and equipment due to leaking roofs is no laughing matter. If your roof needs to replacing, call a professional roofing contractor. Some projects are not for the amateur, no matter how good you are at do-it-yourself projects.
