Protect Your Rental Home or Vacation Home with a Yearly Inspection

Many owners of multiple pieces of property rent one or more of their properties to others. Some treat their vacation home like a timeshare, or rent it by the night or by the week with the assistance of a company like Air B&B. Whatever you do with your property is entirely up to you. Just make sure to do yourself a favor and have it inspected frequently. Renters rarely treat your property like they would their own. It is for this reason that I recommend at least a yearly inspection when dealing with rental properties.

Rental Properties

Most renters do what they can to keep your property safe from harm. That being said, it isn’t really their property, so a lot of issues tend to slide through the cracks. There are a few different ways to avoid rental property damage, but no method is completely foolproof. For example, you can:

  • Make occasional trips to the property to inspect it yourself if you live nearby
  • Hire a property management company to keep an eye on things in your absence if you do not live close enough to handle things on your own
  • Hire a home inspector to visit once per year for a thorough inspection (just make sure the renters know when the inspector will arrive)

Vacation Properties or Multiple Homes

Vacation homes or homes owned by you that you live in occasionally fall into a different category from rental properties. These are homes that you specifically keep in tip-top shape throughout the year so you can visit them when on business, or just to relax and be at home for a few months out of the year. Many people who live in northern climes during the summer own vacation homes, or second (or third) homes here in the Gilbert area so they can take advantage of the beautiful weather in each area.

Whatever you do with your personal property, make sure to have it inspected once a year. Your safety and peace of mind depend on the knowledge that each property you own is taken care of, because those are major investments in your present lifestyle as well as your future.

Security alarms and cameras on vacation homes are a great idea for helping ensure the safety of your property while you are away. Discuss your options with a home inspector, and ask for recommendations they may have. Schedule a thorough home inspection once yearly; like before you plan to move to the home for an extended stay. The peace of mind in knowing the home is in perfect condition with no leaks or surprises is priceless.
