With all the rain we have been getting over the last couple of weeks I thought I would go over the functionality of guttering and explain why homes, yes even here in Phoenix, needs guttering. The lack of, or improperly installed guttering leads to a variety of issues including water damage, bug infestations and damage to the foundation.
No Guttering
It’s true that Phoenix isn’t exactly a rainforest. But any amount of rain can make the wooden structure of your home and soil around the foundation damp. That dampness attracts bugs, and can lead to mold or rot which leads to structural damage. Without guttering or downspouts extended away from the foundation, rain falls from your roof to the dirt that supports the foundation of your home and can create problems with the foundation itself if enough dirt is eroded or due to our expansive soils. This is not good news for your home.
Improperly Installed Guttering
Remember that water travels the path of least resistance. Improperly installed guttering may not be pitched correctly and allowing water to drain down the exterior walls of your home. This creates a variety of problems ranging from leaks that affect the interior walls of your home, to the previously mentioned bug infestations, mold, mildew, and rot.
Clogged Guttering and Downspouts
Gutters and downspouts are designed to protect your siding, foundation, and foundation landscaping. Clogged guttering doesn’t do its job, and allows water to freely run down the sides of your home. Wind that often accompanies rain blows the rain behind your siding, creating the perfect haven for termites and other insects. As the water splashes into your foundation landscaping, it erodes the earth around your home, destroys your plants and landscaping efforts, and creates even more places for bugs.
Roof and Gutter Inspection
As the homeowner, you should always inspect your roofing and guttering at least once per year. Inspect more often if there have been storms or strong winds in the area. Damages to the roof or guttering must be taken seriously in order to avoid serious problems with your home. The more quickly you address roof leaks and damaged guttering, the more money you will save on repairs in the long run.
Home Inspection in Phoenix
We’re nearing the end of summer and looking toward another winter. Many of our snowbirds will be making their yearly trip to Phoenix to avoid harsh winter weather from other areas of the United States. If you own a vacation home or winter home in the Phoenix area, have it thoroughly inspected before you make your trip south for the winter. Many homeowners who live in the Phoenix area for winter are unpleasantly surprised by water leaks, a cracked or broken window, damaged shingles, or a variety of other things that happen while no one is home.
Give me a call at PrimeSpec Consulting to schedule an appointment for a thorough inspection. We’ll discuss the basic information about your home and schedule a time that’s convenient for both of us. I look forward to hearing from you and helping ensure that your home is in tip-top shape for the winter months.
